In the dynamic landscape of New York City, development is an intricate dance between innovation, regulation, and execution. It requires a design partner who not only understands the unique density of the city but also the nuances of its ever-evolving market and complex regulatory environment. Reza Rahimpour, AIA, LEED® AP, Principal of Architecture at SGA’s New York office, brings a refined perspective on crafting thoughtful, high-value solutions – ones that seamlessly merge visionary drive with practical feasibility, elevating the built environment with a sensitivity to both form and function.
What’s the most important consideration when designing in a dense urban market like New York City?
In an environment like this, the most critical consideration is how a building maximizes value within a limited surrounding. Space is at a premium, regulations are intricate, and community impact is significant. This means every decision must be intentional – from optimizing light, air, and views to creating efficient and pleasant experiences for the occupants.
At SGA, we focus on innovative strategies that navigate complex zoning and landmark restrictions, ensuring projects respect neighborhood character and elevate the human experience. Ultimately, success in NYC means balancing density with livability, and ambition with buildability.

How do you align design vision with zoning constraints and development goals?
It’s all about transforming constraints into opportunities. We begin with a deep dive into the regulatory framework and the client’s specific objectives, meticulously analyzing zoning, bulk, height, and other critical factors. Our approach is to creatively interpret these parameters, meeting compliance as we advance both function and aesthetic aspirations.
Early and continuous engagement with clients, consultants, and city officials is paramount. This strategy allows us to navigate complexities, pursue variances when beneficial, and ultimately deliver architecture that is both forward-thinking and inherently achievable.
What defines a successful architect-developer relationship in your view?
Success stems from a shared vision and proactive partnership. What truly differentiates SGA is our ability to deeply understand a developer’s core business drivers – budget, timeline, and ROI – while still advocating for exceptional design, user experience, and long-term value.
It’s about maintaining open, solution-oriented communication and staying agile enough to adapt without compromising quality. When both parties collaborate early and consistently, the outcome is architecture that excels not only visually but also financially, socially, and environmentally. Looking at every development in the long run and underscoring the fact that our decisions today impact the community and environment long beyond our lifetime, triggers a sense of responsibility that is the key to a timeless architecture.

You’ve worked on complex adaptive reuse and ground-up projects. How does that experience inform your approach today?
My experience across both adaptive reuse and new construction has provided a unique depth of perspective. Adaptive reuse teaches resourcefulness and a keen ability to uncover hidden potential within existing structures, respecting their history while envisioning their future and, in general, offers a more environmentally conscious approach to development.
Ground-up work, on the other hand, allows for unconstrained innovation – purpose-built to meet evolving needs with intention and clarity. It offers a rare freedom to align architectural expression with programmatic function, urban context, and long-term resilience.
This dual expertise brings a balance of creative vision and pragmatic execution. Whether transforming a historic building or conceptualizing a new high-rise, the core focus remains on the human experience – crafting spaces that are not only aesthetically compelling but fundamentally enhance how people live, work, and interact.
How do you help clients balance ambitious design with speed to market and construction efficiency?
Delivering bold ideas on accelerated timelines hinges on foresight and prioritization. We leverage advanced tools like BIM, Grasshopper, modular systems, and prefabrication to streamline construction while retaining quality, enabling impactful architecture delivered on time and within budget.
