Parcels O+P
a 270,000 square-foot campus that will anchor the life sciences cluster emerging in the Raymond L. Flynn Marine Park as part of South Boston’s waterfront.

A joint venture design effort between SGA and DREAM Collaborative, Parcels O+P at the Raymond L. Flynn Marine Park in South Boston blends cutting-edge life sciences facilities with the area’s industrial heritage. This two-parcel, 270,000-square-foot development is strategically located to anchor the neighborhood’s growing life sciences cluster while preserving the character of a working waterfront. Parcel O, an eight-story new construction, and Parcel P, an adaptive reuse of a steel manufacturing shed, create a dynamic, forward-thinking campus that serves both as a hub for innovation and a thoughtful addition to the look and feel of the park.

Parcel O was conceived as a state-of-the-art research and development (R&D) facility, contributing to the emerging neighborhood context and delivering a best-in-class experience for its tenants. The façade combines materials like steel and concrete, with wood finishes at the entry creating a warm and inviting contrast to the industrial elements. The transparency at the top of the structure showcases lab equipment, reinforcing the industrial tone and establishing a sense of connection to the work happening inside. The building’s raised front porch, planned for flood resilience, enables an inviting pedestrian experience and creates a dynamic transition between the public sidewalk and the building’s entry. This entry also incorporates dry-proofing measures, such as elevated outlets and flood gates, to further enhance durability against climate-related water challenges.
Meanwhile, Parcel P reimagines a former steel manufacturing shed, transforming it into a vibrant amenity space for the campus’s tenants. Retaining 90% of the original structure, this versatile reuse project preserves the site’s roots and introduces contemporary design elements. The wet-proofed shed is complemented by bold, colorful graphics and playful accents, creating a forward-thinking environment that blends playfulness with functionality for modern workplace needs. Crafted as a social and event hub, the facility offers a coffee bar, event area, and flexible seating. The adjacent outdoor space features a painted surface that connects the building to the broader campus, inviting interaction and engagement. A large garage door links Parcel P to Parcel O, enhancing the connectivity between the two buildings and ensuring a seamless flow from one space to another.


In addition to environmental considerations, the design prioritizes inclusivity and accessibility. Working closely with local accessibility groups, SGA incorporated neurodiversity-friendly features, such as varied workstations that cater to different postures and work styles. The “amoeba-inspired” nooks in Parcel P are particularly notable for their adaptability, providing a range of zones for quiet contemplation or group engagement. The design also includes tiered seating made from sustainable materials, like reclaimed wood, contributing to its eco-conscious approach, with ramps for wheelchair accessibility to ensure the environment is truly welcoming for all users.
As a whole, Parcels O+P embodies the intersection of cutting-edge R&D, sustainability, and collaboration, positioning it as a key part of the evolving Marine Park. Through thoughtful design and careful integration into the surrounding industrial fabric, Parcels O+P contributes to the growth of South Boston’s waterfront while honoring the area’s rich heritage and supporting its continued transformation.
