The master plan of XMBLY is a creative and vibrant mixed-use destination that links East Somerville to the Assembly Row development, Somerville’s waterfront and the MBTA Orange Line.

The 1.5 million-square-foot development, which received unanimous public approval from the Somerville Planning Board, includes two residential towers, (329 and 160 units respectively), plus 20,000 square feet of retail, and additional office and laboratory space.
Special care was taken when defining the massing of the proposed buildings to encourage a vibrant and pedestrian friendly public realm while providing views towards the Boston skyline. Urban courtyards and plazas foster active outdoor uses while promoting connectivity to Assembly Row’s extensive retail destinations. The public realm is celebrated through the creation of a lively and energetic streetscape, bound by retail and restaurants with outdoor dining and gathering areas, which define the “hub” of the site.
