287 Park Avenue South is a 121,059-square-foot, nine-story classical revival building in Gramercy Park that has been redeveloped into modern offices.

287 Park Avenue South is the transformative renovation of the historic 121,059-square-foot, nine-story former United Charities Building into a modern, Class A office destination in Manhattan's Gramercy Park neighborhood.
Leveraging SGA's industry-leading Virtual Design and Construction (VDC) expertise, the team utilized advanced Revit and Enscape models to visualize design solutions, evaluate tenant fit-out scenarios, and make informed design decisions in real time. This collaborative, model-based approach streamlined coordination across the project team while providing prospective tenants with immersive three-dimensional workspace layouts tailored to their operational and cultural needs.
The comprehensive redevelopment included the replacement of all major building systems including a new stair core, HVAC, perimeter heating, telecommunications, electrical, plumbing, fire protection, and an advanced building management system (BMS) — creating a highly efficient, flexible workplace that preserves the building's historic character while meeting the demands of today's office tenants.
